Manuka Bay Lodge is now for Sale.
It sits on 8.4753 hectares of prime coastal land
that has fantastic sea views and frontage onto
the Manuka Bay Beach area and Port Robinson Walkway.
The owners have had a change
in circumstances since starting to build their
dream home and luxury accommodation lodge on one
of the best lifestyle blocks in Canterbury, so
now regretfully have to sell it.
The House is not quite finished,
but all the hard construction work has been completed.
The main living area, two storey section and double
garage are all locked up, internally the Kitchen
open lounge and dinning rooms are practically
complete with all new kitchen appliances. The
two upstairs very generous sized bedrooms with
ensuite are all framed up. More bedrooms, bathroom,
laundry are framed up downstairs. The luxury designer
kitchen features exotic granite bench tops, subtle
LED illuminated glass bench accents, back painted
glass cabinetry; it is designed to meet the new
health and safety standards for B&B food preparation.
A third wing to the house is only partially completed
with the roof currently serving as undercover
storage. This third wing is designed to have a
timber floor; much of the new Rimu T&G flooring
and all the matching joinery to complete this
final stage is included in the property sale,
(included are all the timber and alloy windows
and doors plus plenty of native timbers). To date
the house has been built with no expense spared,
it was designed to make best use of the ocean
view and last many generations, well over-engineered,
the best window and doors have been used, with
laminated and toughened tinted glass.
Next to the house is a fruiting
orchard planted in advance to building about 7
years ago, along with many olive trees which are
now producing.
Below the house but out of sight
is a large lock up workshop with 4 roller doors,
windows and a ranch slider. It had a very thick,
sealed concrete floor to take heavy machinery
and a well formed stone driveway. It could garage
6 large vehicles and other farm machinery. It
also has ocean views looking through a mature
pine forest.
The property also has another
farm shed that has been used for Shearing and
Hay storage in the past. One accommodation chalet
has been located on a cliff top to get great beach
views.
Five large French Oak Wine Barrels
are located near the shed, as it was the owners’
intention to plant a vineyard and produce wine
on the property.
Large Irrigation tanks are also
in place to permit a golf driving range and green
to be formed on the rolling land below the house.
The house has been finished to
such a stage that any new owner just has to complete
the interior of the bedrooms and ensuites to their
own taste.
Due to the unfinished state
this magnificent property has been priced much
lower to reflect that more development work is
needed, however the end is now in sight!
The Manuka
Bay Lodge property is for sale at NZ$1,450,000
